租屋的租約捆綁式地附帶兩個車位，而我們只有一台車。閒置車位幾個月，每個月白交租金也不是味兒。在德國「租上租」出租車位是很普遍的，可是在哪裡找租客？租約容許嗎？如何寫德文租約？
在哪裡找租客？
在德國一定要使用ebay Kleinanzeigen這個免費交易平台，留意不是一般Ebay，而是ebay Kleinanzeigen！這是一個放小廣告的免費交易平台，我把車位的位置，租金，聯絡方法放上平台，不消幾小時便有第一個準租客致電想來看車位。
小插曲：德國人可以有很多台車。有一位最近買了一台Porsche跑車想找個地方放（沒打算開）；另一位一共有三台車，他想放他年老媽媽的一台沒開很久又不捨得賣掉的老爺車。
租約容許嗎？
詳細看過我的租約，只需業主同意便可以出租閒置車位。大家可仔細參考自己的租約，或直接詢問業主。最好是有白紙黑字的Email確定溝通內容，或請業主給你一個確認（德語：Bestätigung）。
如何寫德文租約？
德國車會ADAC的網站上有Template可以下載。寫上自己名字和地址，租客的名字和地址，出租日期，如何解約（例如三個月通知期），Kaution（一般是三個月的租金）等等，一式兩份簽約便可。

Where can I find a tenant?
In Germany you must use ebay Kleinanzeigen, a free trading platform, not Ebay in general, but ebay Kleinanzeigen! It is a free trading platform with small advertisements, I put the location, rent and contact details of the parking spaces on the platform and within a few hours the first potential tenant called to see the space.
Trivia: Germans can have a lot of cars. One recently bought a Porsche sports car and wanted to find a place to put it (he didn’t plan to drive it); another had three cars in total and wanted to put one of his elderly mother’s old cars that he hadn’t driven for a long time and didn’t want to sell.
Are sublet allowed?
I have read my rental contract in detail, you can sublet an unused parking space if the landlord agrees. Please refer to your own contract or ask the landlord directly. It is best to have a black and white email to confirm the communication or ask the landlord to give you a “Bestätigung”.
How do I write a lease in German?
There is a template on the website of the German Automobile Association ADAC that you can download. Write your name and address, the name and address of the tenant, the period of rental, how to cancel the lease (e.g. three months’ notice), the “Kaution” (usually three months’ rent), etc., and sign the agreement in duplicate.
